1. No VA builder ID required anymore. As of March 31, 2025, VA no longer requires builders to hold a VA-issued builder identification number (VA Circular 26-25-1). Builders still need to meet state and local licensing, but more communities are now workable for VA buyers than many people realize.
2. The home gets a VA appraisal and must be complete to close. VA relies on local building inspections and builder warranties. An independent inspection is still smart on a brand-new home.
3. Timing is everything. Completion date, appraisal, and rate lock have to line up. I coordinate with the builder so a construction delay doesn't blow up your lock or your move.
4. Compare incentives in real dollars. Builders often offer to pay closing costs, buy down the rate, or use their preferred lender. As a broker, I'll show you whether the builder's "deal" beats what I can get you — on paper, before you sign.
