Mortgage rates hit 7.40%. Here's what it means for Memphis-area buyers.
What happened
Freddie Mac's weekly Primary Mortgage Market Survey, released October 8, 2026, put the average 30-year fixed rate at 7.40%, up from 7.28% the week before and 6.30% a year earlier. The 15-year fixed averaged 6.73%. Freddie Mac's chief economist encouraged borrowers to get several quotes, noting that shopping around could save thousands over the life of a loan.
| Freddie Mac survey | Oct 8, 2026 | Week earlier | Year earlier |
|---|---|---|---|
| 30-year fixed | 7.40% | 7.28% | 6.30% |
| 15-year fixed | 6.73% | 6.60% | 5.53% |
What it costs on a Germantown-priced home
Take a home near Germantown's typical value of about $485,000 with 20% down — a $388,000 loan. Principal and interest alone works out to roughly:
| 30-year rate | Monthly principal & interest |
|---|---|
| 6.30% (a year ago) | ≈ $2,402 |
| 7.40% (Oct 8, 2026) | ≈ $2,686 |
That's about $285 more per month, or roughly $3,400 a year, for the same house. Taxes, insurance, and any mortgage insurance come on top. These are illustrative calculations, not a quote.
Trevor's take
Higher rates don't stop good moves — they change how you structure them. Here's what I'm telling clients this week:
- Shop the loan, not just the house. The survey is an average. Comparing lenders is exactly what a broker does, and Freddie Mac's own economist is saying the same thing.
- Negotiate for credits, not just price. A seller credit toward a rate buydown can lower your payment more than a similar price cut. I'll run both on the actual listing.
- Buy the payment you can carry today. Don't count on a refinance to rescue the budget. If rates fall later, that's upside.
- Move-up sellers have leverage. If you own today, your equity can offset a higher rate on the next home — especially with a buy-before-you-sell plan.
- Homeowners 62+: a reverse mortgage or HECM for Purchase works differently from a standard loan. It's worth a side-by-side look before you decide to stay put or downsize.
